Investing in homes during 2025/26
One of our targets last year was to have a stock condition survey no older than five years for each property we rent out.
We’re pleased to confirm that we achieved this as far as possible for the year ending 2024/25. Around 650 of the 8,500+ homes are currently without an up-to-date stock condition report and we aim to complete these by the end of September.
We have a legal responsibility to ensure our properties are in a safe and habitable condition, so thank you to the majority of residents who understand the importance of these surveys and have given us access to your home.
Future investment
We continue to invest in our existing homes and our focus during 2025/6 is on making sure all homes are safe and warm, and meet the Decent Homes Standard. We finished the year with 99.97% of homes meeting the Decent Homes Standard at the end of March 2025, against a target of 100%. The kitchen and bathroom replacement programme for 2025/6 is already underway and our contractor BSG has sent out appointment letters to the homes they will be working on during the year.
If you have not received a letter, then your kitchen or bathroom will not be replaced during 2025/26. We will review the 2026/27 programme early next year based on all the information we hold about our properties.
Our windows and doors replacement programme for 2025/26 will commence shortly. Our contractor, Astraseal will send out appointment letters in August.
