Early notice of rent and service charge increase

This update replaces the informal letter we previously sent out in January to provide early notice of upcoming rent increases taking place from April 2026.
You will still receive your formal notice of a rent rise and estimated service charge costs (if charged) by the end of February as usual.
Rent increases for social housing tenants are set in line with the Government’s rent formula guidance which for most tenants is the September CPI+1%. That means most renting tenants will see an increase of 4.8% from next April. As an example, a rent charge of £100 would increase to £104.80.
Your rent pays for the work we do to maintain and invest in existing homes, including our repairs service. Please note that your rent charge is not affected by our recent merger with Paradigm Housing Group.
If you currently pay service charges, these will also increase based on the expected service cost. The booklet we send in February will itemise your specific charges as they vary according to where you live and the type of property you have. Your service charges are your share of the cost. We don’t make any money on these charges and only collect what’s spent on providing the services.
