At SettleParadigm everything we do is about delivering excellent services, high quality homes, neighbourhoods we can be proud of and maximising the number of new affordable homes we build. We operate largely across Hertfordshire, Bedfordshire and Buckinghamshire, and we are the largest housing association in this area.

Our organisation, initially known as North Hertfordshire Homes, was formed in 2003, following a Large Scale Voluntary Transfer of homes from North Hertfordshire Council.  We successfully delivered a substantial programme of investment to improve services to transferring tenants and leaseholders. We fulfilled all the commitments made at the time and have continued to prioritise resident support and community investment ever since.

Following the completion of the transfer investment programme, we sought to grow beyond our original boundaries. In 2018, we changed our name to Settle, reflecting our growth outside of North Hertfordshire.

On 27 October 2025, we merged with Paradigm Housing Group to form SettleParadigm. We believe that by working together we will build a strong financial strength which can deliver improved benefits for residents, including more high-quality, affordable homes, excellent services, and vibrant neighbourhoods that people are proud to call home.
