Damp, mould and condensation
Damp or mould in homes is a health hazard. When a potential hazard is reported to us or we become aware of a potential hazard we will make an initial assessment to decide what action needs to be taken.

How we respond to reports of damp or mould
Step 1. initial assessment
When we become aware of a potential hazard we will review all information available to us and make an initial assessment to decide whether it’s an ‘emergency’ or ‘significant’ hazard or a ‘standard’ hazard which is outside the scope of our regulatory damp and mould process. If that’s the case, we’ll provide our standard repairs offer and appropriate support.
Step 2. inspection at property
We will make an appointment to carry out an inspection (also referred to as an investigation) within 24 hours if an ‘emergency’ hazard and 5 working days for a ‘significant’ hazard.
We’ll arrange a visit within 10 working days for a ‘standard’ hazard.
Step 3. actions we’ll take
If emergency hazard confirmed:
We must complete relevant safety works and make the property safe within 24 hours.
If we cannot do this within 24 hours, we must offer suitable alternative accommodation until the required work is completed.
If significant hazard confirmed:
We must provide a written summary of the investigation and its findings within 3 working days of the conclusion – unless we have already made the property safe and completed works.
We will complete relevant work and take steps to begin any other preventative work within 5 days of concluding the investigation.
If necessary, we will reclass a significant hazard into an emergency hazard.
Step 4. follow-up inspection
Once we have completed the works, we’ll arrange a follow-up inspection about six weeks later to ensure the issues have been fully resolved.
